Leading a one-of-a-kind pilot project in London to form a National Model Design Code.

Ilderton Road Design Code

London Borough of Southwark Council appointed Exterior Architecture, Farrells and Gbolade Design Studio to lead the pilot for a National Model Design Code which a one-of-a-kind project to be trialled on a site in London, specifically Hatcham Road and Ilderton Road (OKR 16). This document is intended to be read in conjunction with the Old Kent Road Area Action Plan. This document built upon existing master planning and design guidance, focusing and incorporating issued raised during extensive public community consultation sessions.

ExA have demonstrated that good design can’t be one-size-fits-all; it must be representative of the diversity and richness and individuality of different neighbourhoods. This document provides a strategic design code used to provide clarity about what is likely to receive planning permission whilst striking the right balance between instruction and flexibility so it can robustly manage change over the whole plan period.

This process was a huge collaborative undertaking between consultants, who we worked closely during the entire programme with the client, integrating their comments, as well as the community review panel’s feedback.

Green Infrastructure (GI) and Design Codes

A new network of green spaces have been indicated on the site that evenly distribute access and visibility of green spaces across the neighbourhood and provides habitat corridors to enhance biodiversity. Codes to increase the site’s GI value are to specify a diverse range of tree and planting species in relation to the character zone, biodiversity net gain of minimum 15% should be achieved, and utilise roof spaces and podiums to increase urban greening factor.
